What storm damage looks like on a Pakenham system.
Cardinia Shire sits right in the path of the storm cells that run up the Western Port basin and over the Koo Wee Rup plain between October and March. Every year we get the same three calls: hail has chewed the outdoor condenser, a lightning-related outage has taken out the control board, or a burst of damaging northerly wind has lifted an evaporative cooler off its roof kerb. The February 2024 front that pulled power off hundreds of thousands of Victorian homes generated more heating and cooling insurance work for us in a fortnight than the rest of that year combined.
The damage sorts into four categories, and they get treated very differently by an insurer:
- Hail impact: flattened aluminium fins on the condenser coil, cracked fan shroud, punctured coil tube. Visible, obvious, easy to claim - as long as the report separates the hail dents from the pre-existing corrosion.
- Wind: evaporative cooler lifted, roof kerb flashing torn, condenser walked off its pad, line set bent at the flare. Often paired with water entering the roof cavity, which becomes the bigger claim.
- Electrical surge: dead control PCB, welded contactor, blown capacitor, burnt inverter module. Invisible from the outside and the hardest fight with an insurer.
- Water ingress: a breached ceiling penetration or a torn evaporative cooler dumping water into insulation and onto ducts. Wet ductwork loses its R-value permanently and has to be replaced, not dried.
Hail and the condenser coil.
The outdoor coil is a lattice of aluminium fins about 0.1 mm thick pressed onto copper tubes. Hail flattens the fins, and flattened fins stop air passing through the coil. The unit will often still run, which is why people leave it, but the head pressure climbs, the compressor runs hot and the system quietly loses ten to thirty per cent of its capacity. Fin combing recovers some of that on light damage. Anything that has punctured a tube is a coil replacement, because the sealed refrigerant circuit is breached and the charge is gone.
The honest test we apply on a Pakenham hail claim is whether the sealed circuit is breached and how old the unit is. Flattened fins on a three-year-old unit are a repair. The same damage on a fifteen-year-old R410A machine is usually a replacement, because the coil is obsolete, the refrigerant is under phase-down, and the labour to strip and rebuild exceeds the residual value. Photographs from three distances - wide shot showing the unit in position, mid shot showing the damaged component, macro shot showing the actual defect. A statement of cause that explicitly separates storm damage from pre-existing wear. Refrigerant charge status with gauge readings if the sealed system is breached. And an itemised repair-versus-replace cost with real model numbers, not a lump sum. One practical tip. Do not clean up before we get there. People sweep the hail stones away, straighten the fins with a screwdriver and hose the unit down, and in doing so they destroy the evidence that the damage was storm damage rather than age. Does home insurance cover a hail-damaged air conditioner in Pakenham?
